Sunrise Commercial Finance currently have funders actively seeking to lend property development finance on small residential developments up to £1m in gross lending. These loans are at bridging loan rates but can include 100% build costs. Terms are generally up to 12 months but longer may be considered on a case by case basis.
Finance for larger development projects is still accessible for good quality schemes with good margins. For commercial developments pre sales or pre lets will be required. It will be expected that the developer will put some of their own money or assets into the project.
International Property Development Loan
An overseas bridging and property development loan can be arranged for most countries throughout the world. Bridging and development loans start at £5m upwards. Rates and terms are dependant upon the country and the type of project. In most cases pre sales or pre lets will have to be in place prior to draw down.
